Existing Land Use Categories

Agricultural (AG)
Includes tracts with a rural character that are used for crops or animal grazing.

Commercial (C)
Denotes that the sale of products or services is conducted within the boundaries of the property. This classification is not assigned to a lot when the products or services are provided by an Institution.

High Density Residential (HDR)
Includes areas where multi-family housing, high-rise housing and very small, tightly spaced single-family housing is predominant; this classification has a density of 18.1 units or more per acre.

Industrial (I)
Designations are assigned to lots when the predominant uses include manufacturing, chemical production, refining, warehousing, open storage, and similar industrial facilities. This designation does not apply to lots where such operations are provided by an Institutional entity.

Institutional (INST)
Designates lots with governmental, educational, religious, charitable, or public service-related uses.

Low Density Residential (LDR)
Includes areas where single-family detached housing is the predominant land use; this classification has maximum density of 7.9 dwelling units per acre.

Medium Density Residential (MDR)
Includes areas where small, single-family and two-family/ multi-family housing of a spacious character is predominant. Such areas have duplexes, garden and townhouses, and dwellings of four or fewer units; this classification has a density of greater than 8 units but less than 18 units per acre.

Office (O)
Assigned to a lot when it is primarily used for conducting the affairs of a business. Do not assign this classification when the activities conducted are related to an Institutional entity.

Open Space (OS)
Includes areas that are formally dedicated as open space and/or designated as non-buildable lots on an approved final subdivision plat.

Park (P)
Used to classify lots used for sporting, leisure, and recreational activities whether the facility is commercial, private, or public.

Utilities (U)
Assigned to lots with structures, facilities, rights-of-way, and lines associated with telephone or wireless communication transmittal, radio and television broadcasting, and cable or other pay television services. Lots with structures, facilities, rights-of-way, and lines associated with the transmission or transport of electricity, water, sewer, drainage, and gas will also be grouped under this designation.

Undeveloped (UND)
Lots have no activity or other obvious usage and are often wooded, overgrown with weeds, or otherwise untouched. This includes empty lots in developed areas.

Vacant (V)
Lots are declared as such when buildings, structures, or structural remnants such as foundation slabs and paved areas still exist on the site, but are unused or abandoned.
