Abstract:
This dataset displays the zoning district boundaries of East Baton Rouge Parish except for within the cities of Baker, Central and Zachary. Zoning may be defined as the range of permissible uses for a piece of property. Zoning designations are usually a combination of letters, or letters and numbers (i.e., A1). Zoning is permitted within the home-rule power of the City-Parish as granted by the State of Louisiana. Land use and land development regulations may correlate with zoning districts and their respective permissible uses. Zoning affects several aspects of land development within each district, including intensity of development, height, bulk of development, required lot and yard sizes, and parking requirements. Zoning may also establish standards for noise, signs, and landscaping. The EBRP Zoning Ordinance was first adopted by the Parish governing authority in 1958. Since then, it has been updated and amended to keep pace with community growth and changing standards in design. In 1996, the Zoning Ordinance was incorporated into the Unified Development Code (UDC), a single document that is a consolidation of all relative land development regulations and ordinances. The definitions and permissible uses within a particular zoning classification may be found in Appendix H of the UDC. The UDC may be viewed or downloaded from the City-Parish Planning Commission website at https://www.brla.gov/706/Unified-Development-Code. The zoning district data is updated monthly as amendments are approved by the Planning Commission and the Metropolitan Council. The Department of Information Services is responsible for the maintenance and update of this layer.
